Operating Partners
Smith/Packett has developed a relatively unique operating model that optimizes the risk/reward opportunities in its markets. We have chosen to build a network of local operators to manage senior care services at the facility level, functioning as the facility owners and providing the lease structure to the individual operating entities. This program allows us to provide more flexible lease terms and creative structures to the operators.
 
Property Management
Smith/Packett’s Property Management division was created to provide investment property management services for the properties it owns. We also offer our services to investors who prefer to use professional management services to oversee their property.
 
Our main objective is to provide professional property management services while increasing property value, safeguarding your investment and keeping tenants satisfied!  Smith/Packett can support commercial property owners with a comprehensive range of services that include:
 
  • Financial - Collect rents and other income from tenants, maintain tenant files, produce monthly financial statements, formulate annual budget, maintain security deposits and pay vendors, utilities and other expenses in a timely fashion.

  • Maintenance - Oversee routine maintenance and evaluate vendors, equipment and supplies to ensure the property is operating in a safe and efficient manner.

  • Tenant Relations - Continually and aggressively market available space. Prompt responses to tenant needs, questions, concerns and emergencies.

  •  Rental Analysis - Provide timely updates and recommendations on rental rates, analyze market trends and lease negotiations.

  •  Other Services - Supervision of capital improvements and space planning consultation.
